28 Hallwood Road - Chestnut Hill

The original house at 28 Hallwood Road was built in 1951 by a local developer for his own family.  Designed by Harry Ramsay, the house was built to exceptional standards for the time.  Rosemont acquired the property in 2011, after the death of the original owner’s widow, who had lived in the home for almost sixty years.  The house sits on a large property in Chestnut Hill, convenient to services, private schools, transportation, and public and private recreation facilities.

Our redevelopment plan for the house focused on preserving the home’s character while at the same time expanding its size and changing the layout to meet the expectations of today’s market.  A major addition at the rear of the original house contains a large kitchen, breakfast room and family room on the main level, with a generous master bath on the upper level. All systems in the house have been replaced – all plumbing, heating, air conditioning and electrical service are new.  The kitchen features custom wood cabinets, granite counters and Professional Series Thermador appliances. 

The large basement contains a family recreation room with a wood burning fireplace, a possible media room and several large storage rooms.

The front of the original house was enhanced by the addition of a new main entrance porch and a new circular driveway. The exterior of the site was substantially improved with new plantings at the rear and a large brick patio attached to the family room. 

The total floor area of the house is 4,000 sf, not including storage and mechanical areas in the basement.  The lot contains 20,798 sq. ft. This residence was sold in June 2012
